The surface is the single biggest swing in an industrial outdoor storage budget — and the decision that most affects rents, maintenance, and how the yard holds up. Here's how to choose.

There's no universally "right" surface for an IOS yard. The best choice depends on what you'll store, how heavy and frequent the traffic is, your drainage requirements, and how long you plan to hold the asset. The three common options are stabilized aggregate, asphalt, and concrete.

Stabilized aggregate (millings / crushed base)

A compacted, stabilized aggregate surface — often using recycled asphalt millings or crushed base over a prepared subgrade.

Asphalt

A flexible paved surface over a compacted base — the middle ground between stabilized and concrete.

Concrete

The most durable — and most expensive — option, used where loads are heaviest or most concentrated.

A common winning approach: mix surfaces by use. Concrete or asphalt at entrances, drive lanes, and high-load zones; stabilized aggregate in the bulk parking field. You control cost without sacrificing where it counts.

It can. More impervious surface usually means more required retention/detention — factor it into both budget and usable acreage.

Can I phase the surfacing?

Yes. Many owners stabilize first to reach lease-up, then pave high-traffic zones as the yard matures.
